I need two business letters for a real estate business.
Letter 1 is to mortgage brokers. When people attempt to buy a house, they need a bank loan. They often go to a mortgage broker who deals with many lenders to find the best interest rates and loan package. Sometimes these clients cannot qualify for a loan due to bad credit, therefore they cannot purchase the house they wish. I am proposing to negotiate with the mortgage brokers for access to the clients who could not qualify for a loan. I am setting up a business to purchase homes with seller financing, lease/option, or outright purchase options and will then assign the contracts with a down payment and ability to pay to those who could not get a bank loan.
I am willing to negotiate a fee with the mortgage brokers which is due upon the sale of a house to one of these clients.
Letter 2 is to real estate brokers. Many people list their homes for sale with a real estate broker, and are unable to sell due to "upside-down" mortgages, unrealistic price expectations, etc. I need a letter to real estate brokers introducing myself and offering to negotiate for access to those people whose listings have expired. I will attempt to purchase these houses with owner financing, lease/options, etc. and sell them to others by assigning the contracts.
I am willing to offer a fee to the real estate broker for those houses I am able to resell to others.
