I would need your help in the basic financial breakdown analysis for the bank. My business credit history is good; and my bank is happy to borrow me a loan of £325,000 in parts by 25% every time I am finishing my construction works. So I need to show on the accounts/financial breakdown how I am going to spend these money roughly beforehand I get my first installation of 25%. I attached all the figures that I need to spend on but I want you to make in a professional way like accountants does with graphs if applicable and some summary or glance to show the bank that how I am going to spend it:
As you can see my project is planned for 4 month time. I want to make a demolition of my top floor building and construct two more floors and to build new apartment/studios to rent
It would be great if you can help me with before this Friday (deadline). As you can see I have all figures but I need you just to put in a professional format so I can take it to the bank with me with some short summary on each Stage. I think it wont take a time for a good accountant to put in a breakdown financial sheet or a balance sheet. Please quote me a price as soon as possible so we can start to work today.

Hi! I think that the bank's concern is not on how are you going to spend the money but on how are you going to pay them. I can help you but you need to provide some other details like those cash inflows after completing the project. The additional income is the point of reference of the bank, as well as the existing income and expenses. My plan is to make a financial projection not just on how are you going spend the money they lend you but on how are you going to pay them, the term (no of months) of the loan, the periodic interest and principal payment, if any. I want them to see the viability of the project, what is the payback period, rate of return, return on investment, etc.
