Hi, I'm an expert in Joomla to Wordpress conversion works. I just read the PDF and all can be done very easy. I've worked. I have 4 year experience and I've already built a lot of smart solution for migrating Joomla content, extensions and template to Wordpress. Regarding to the "Villa" database: If all Villas are in the Joomla database tables I recommend to migrate it to Wordpress. I'll create a new Custom content type with custom template file on Wordpress and it'll work fine. Also You'll be able to add/edit/delete Villas from Wordpress Dashboard.
