Designing a house is easy, but designing a house that would suit YOUR NEEDS is complicated. If you really need a design that will eventually get built at your property, I would suggest getting a local architect or building designer. If you just want a plan or house model to start with, then better to start it right and I can help you with that. But I would need a little more information than just your wish list.
To begin with, below is a few basic items that I would need in order to give you a useful design:
1. Plan wish list, which you have already listed in the project description - thank you!
2. Obviously, the lot shape and area that you have stated will provide later on
3. The architectural style of the house.
4. Zoning code of your property. Your town or city would have this and it states regulations that affect your property such as setbacks, building height limits, etc.
Realistically, there would be some back and forth between the client and the designer in terms of feedback to produce a favorable design but that can be discussed later on.
