I am interested in attracting Affiliates to my Affiliate program addition to my long-established Real Estate Brokerage company, Hunter-Broker.? The? Affiliate program pays a SIGNIFICANT amount of money? for referrals to buyers who live outside of the USA, but buyers? who want to buy a? luxury home IN the USA (California coastal areas south of Los Angeles... Newport Beach, Laguna Beach, etc.) Although I have my messages translated into 20 different languages, the Affiliates will need a basic level of English competency (since I don't have such competency in the 20 languages). My goal is to attract Affiliates and ? Super-Affiliates (i.e. Super-Affiliateswho might end up with a sort of franchise for their entire region, because, ? if they produce revenue for me early-on, we might establish them as the single point of contact for the entire region, or even country).? I want Affiliates from outside the USA for a few? reasons. 1. Many Affiliate program exclude non-USA residents, so I? imagine there might be some demand for a new program that caters to them, and has the potential to make them serious money, with NO money paid to my Affiliate program, now or EVER. 2.? I am looking for referrals to ALL-CASH USA luxury home buyers.? Naturally, these buyers can get financing in their own countries, however they go about doing that in their country.? That is important, because at present, it is virutally impossible for a non-USA citizen to get financing from USA banks/mortgage lenders.? So, even though this part of my program might seem restrictive, it simply mirrors the real world outside my program.? In other words,? non-USA citizens cannot get USA loans, anyway. 3.? Most USA residents would not pay ALL-CASH for a home, and so they are not candidates for my Affiliates, anyway. I am interested in getting word out to the organizatons OUTSIDE of the the USA to companies who perform services similar to Commission Junction, for example.? I am interested in getting listed in such companies. I may also test some low-budget Pay-Per-Click advertising to see if it produces anything.? I am open to **other suggestions** to reach the right Affiliates who can carry this program to their own countries. ## Deliverables **Nature of my Affiliate program: **1.? I pay $5,000 USD for referring Buyers of luxury USA homes (the coastal? and the? close-by inland? area south of Los Angeles in Orange County, California, including Newport Beach and Laguna Beach), upon close of escrow for the purchase. 2.? Because many Affiliates won't directly know such Buyers (but may know others who work for the Buyers), I have decided to make the program multi-level so that Affiliates who, for example, might know an accountant or a translator for such a person can still get a significant income, even though the translator would earn the biggest amount, the $5,000.? (Before you run for the door because of the multi-level aspect of the program? [g], please note that there is **NO cost to join, ? nothing to buy, no cost to belonging to the network, and no monthy sales or other requirements to stay active.? Just signing up and agreeing to abide by the Can-Spam Act controlling junk mail and the other rules and regulations involved is ALL that it takes to be an Affiliate (**and, as an Affiliate, making money from one's own referrals, and also from those of recruited Affiates from levels 2-10... yes 10 levels of payline).? **So, although it IS multi-level, it has none of the turn-off's commonly associated with multi-level programs**. 3.? The total pay-out for a closed transaction is $6,900, being paid as follows Level #1 (Referrer) $5,000 Level #2? ? ? ? ? ? ? ? ? ? ? ? ? ? ? ? ? $500 Level #3? ? ? ? ? ? ? ? ? ? ? ? ? ? ? ? $400 Level #4? ? ? ? ? ? ? ? ? ? ? ? ? ? ? ? $300 Level #5? ? ? ? ? ? ? ? ? ? ? ? ? ? ? ? $200 Levels #6-#10? ? ? ? ? ? ? $100 **Primary Buyer Lead Capture Process: **When the Affiliate refers a potential buyer to my Buyer website (NOT the Affiiate website), I have a system of lead capture, so that I can relate the Buyer to the Affiliate.? This is an unobtrusive system where the Buyer can get home information WITHOUT providing an email, but to have the PREMIUM services (i.e. keeping track of properties over time, not just seeing them then and being notified automatically when properties that meet the Buyer's criteria come on the market, go off the market, or change price and other details), the email is necessary. The point is that I can typically capture the information about the Buyer without offending him (because having his email is important for sending him the info he desires). This protects the Affiliates ability to receive the substantial referral fee if a purchase closes with this Buyer. **Nature of the Underlying Buyer Broker Program:** **Benefits to the Buyer: **1.? With my program, the Buyers have access to ME (not a junior agent, as is the case with many brokerages).? In many companies, the MOST competent people run the company, and the client gets stuck with the? less? talented salespeople who work for the employing? Broker.? In my case, I AM the Broker and Real Estate Counselor, as well as a Certified Real Estate Negotiator. I work DIRECTLY with our clients.? I am a 25+ year BROKER? vetran of the Real Estate industry(broker, custom home builder, syndicator, subdivider, and lender), having run my own businesses for the entire time.? I am well? educated (Cornell University with Honors, MS in Economics, former US Air Force officer, 25+ year member of International Mensa) and experienced in every aspect of what I do.? I only handle homes in the American Riviera... no commercial, industrial or business opportunities, just homes. I am a focused, expert professional, and VERY attentive to ALL the necessary details for successful and profitable Real Estate transactions. Also, as one of only a handful of Certified Real Estate Negotiators, when I go up against the typical agent in my industry, I normally WIN for **my** client. I would personally, as the owner of Hunter-Broker (my company)? serve the Buyer in my own area.? Outside of my local area,? I would refer the Buyer to a broker I had personally hand-picked.? My local area is South Orange County, CA, USA.? Check Google maps to see the area,? stretching from Irvine/Newport Beach to San Clemente, California) **Note**: It is common for non-USA citizens to seek representation from agents of their own culture... Taiwanese often? hire a Taiwanese-immigrant agent or broker, Germans may hire a German-immigrant agent or broker, and so forth.? As reasonable as this seems at first, it actually is? **NOT** the way to get the best deal for the buyer.? Think about it...? it would be like me hiring an American broker who spoke (some) Chinese to buy a property in Mainland China... **NOT a good move!** My agent could NOT possibly? get me the best deal, because he/she would NOT have the language skills, the rapport, the negotiating ability,? and the contacts that an experienced and competent? native of the area would have.? Likewise, in MY area (where I am the local experienced and competent native [g]), I have better rapport with sellers (unless they happened to be from the same culture as the Buyer) than non-native born agents can possibly? have, and I know the psyche of USA sellers intimately. 2.? Additionally, the Buyers referred to me? would enjoy the same financial advantages that my local Buyer clients? enjoy.? In addition to my being able, as a Certified Real Estate Negotiator, to negotiate the best price for them as a Buyer, I would also pay them my usual Buyer Cash-Back.? This is 1% of the purchase price on my own listings (i.e. $20,000 or even MUCH more, since the purchase price for this program is a minimum of $2 Million USD).? On listings of other agents, the Buyer Cash-Back is capped at $5,000, but even this is enough to cover the buyer's cost of coming to the USA to inspect the home being bought. **Primary Buyer Lead Capture Mechanism:** Affiliates would refer buyers to my Buyer Real Estate site, where they would be associated with the Affiliate sending them there by a cookie identifying the Affiliate.? Once there, the most popular widget is the home search functionality, which includes all the homes in the entire Multiple Listing Service for the South Orange County area? that I service. Although the Buyers can use this homesearch? without signing up and providing their email, in order to **save** their searches, they DO need to sign up.? I find this to be a value-for-value exchange (extra functionality in return for their email address) that users don't find objectionable. **Conclusion:** So, the program is advantageous for the Buyer, the Affiliate chain involved in the referral, and to me as well, of course.? There is absolutely no cost or? minimum monthly? activity required from any Afiliate, either.? The multi-level aspect is strictly to benefit the Affiliates (and get more people involved, of course.) The underlying Real Estate Brokerage company, Hunter-Broker,? is strong, having been established for 25+ years.? Although the Affiliate part of the business is new, it is grafted onto a long-term, successful business. The time is right for out-of-country buyers to own USA real estate.? Many people buy when prices are going up, but the WISE buy when prices are low, and Buyers who could be their competiton are "standing on the sidelines".? This new Affiliate addition to the pre-existing? business? is intended to find out-of-country buyers who want to profit, or perhaps have a "Plan B" USA residence? as a place to live if there are dramatic economic and other changes outside the US.? The dollar is weak, and prices have come down significantly.? This is a great time for Affiliates to make some money on ths, and help their referred Buyers get the best deal possible, too. Now, we just need to "get the word out" on this real and profitable opportunity.
