ajax javascript form validation and preloader

I want the submit button to enable when the form entries are ok .
Validations are :
1) check if username is unique (should return ok or unavailable near at the username field).
2) check if telephone is ok, 13 numbers or 10 numbers (if error print it near the field)
3) check if the given value is numeric (if error print it near the field)
4) check if a value is bigger than the other ( Price region min_price < max_price ) (if error print it near the field)
5) check if zip is 5 number digit (if error print it near the field)
6) check the double checked e-mail (if error print it near the field)
7) check an entry number to be less than 60 and numeric (if error print it near the field)
8) set minimum and maximum letters used into a textarea (if error print it near the field)
if all those are ok then enable submit button.
There are 3 forms with the above rules , one for register , 1 to publish bid and one to bid on auction.
One more thing i want : I have a single ajax script to load pages at the divs. At this file i want a preloader until it loads. I have attached the ajax script
